How mobile home financing works
From your first question to moving day, here's exactly what happens when you finance a manufactured home with Your First Home Financing.
-
Prequalify online
Answer a few questions about you and the home. It takes about 3 minutes and doesn't affect your credit.
-
Talk with a loan specialist
We review your options, explain each program in plain English and tell you exactly which documents we need.
-
Apply & get your terms
Submit your application and receive a written offer showing your APR, monthly payment and total cost.
-
Close & move in
Sign your closing documents, we fund the seller and your home is delivered, set up and ready.
Step 1: Prequalify (about 3 minutes)
Tell us about the home you want, where it will be placed, your estimated credit range and your down payment. Prequalifying is free, involves no credit check and doesn't require your Social Security number. A loan specialist then contacts you the way you prefer.
Step 2: Review your options
We match you with the right program, such as a home-only loan for a home in a community or a land-and-home loan if you own land, and explain the rate, APR, down payment and term in plain English.
Step 3: Apply and get your terms
When you're ready, you complete a full application through a secure process and authorize a credit check. Documents we commonly ask for:
- Government-issued photo ID
- Proof of income, such as recent pay stubs, W-2s, tax returns or benefit letters
- Recent bank statements for your down payment
- The purchase agreement or bill of sale for the home
- Your lot lease or land deed, depending on where the home will be
You'll receive written loan terms, including your APR, payment schedule and total cost, before you commit to anything.
Step 4: Close and move in
You sign your closing documents, we pay the seller or retailer and record the title or lien, and your home is delivered and set up. Your first payment is typically due about a month after closing.
How long does it take?
Prequalification takes minutes. After you submit a complete application, timing depends mainly on how quickly documents, title work and any inspection or appraisal can be completed. Your loan specialist will give you a realistic timeline for your situation.
