Why manufactured home rates differ from mortgage rates

Most manufactured homes are financed with home-only (chattel) loans, where the home is personal property rather than real estate. Because the land isn't part of the collateral, chattel rates are typically higher than traditional mortgage rates. A land-and-home loan, where the home sits on a permanent foundation on land you own, usually qualifies for lower rates and longer terms.

How to get a lower rate

  • Make a larger down payment.
  • Choose a shorter term if the payment fits your budget.
  • Check your credit report for errors before you apply.
  • Consider a newer home or a land-and-home loan if you own land.
