How the calculator works

Your monthly payment is the fixed principal-and-interest amount that pays off the loan amount (home price minus down payment) over the term you choose, at the rate for your selected program and credit range. We calculate every month of the schedule to the cent, so the totals match what a real loan would show.

The APR (annual percentage rate) also accounts for prepaid finance charges such as origination fees. It is the best number for comparing offers from different lenders. The finance charge is the total dollar cost of credit: all interest plus prepaid finance charges.

What affects your payment

  • Down payment: a larger down payment lowers your loan amount, monthly payment and total interest.
  • Term: a longer term lowers the monthly payment but increases the total interest you pay.
  • Credit: stronger credit generally qualifies for a lower rate.
  • Home and location: new homes and land-and-home loans usually get the best rates and longest terms.

What is the difference between the interest rate and the APR?

The interest rate is the yearly cost of borrowing the loan amount. The annual percentage rate (APR) also includes prepaid finance charges such as origination fees, spread over the life of the loan. That is why the APR is usually a little higher than the interest rate. Use the APR to compare loan offers.
