What Credit Score Do You Need for a Mobile Home Loan?
How lenders use your credit score for manufactured home loans, what else they look at, and practical steps to qualify for a better rate.
Short answer: there's no single minimum. Many manufactured home lenders look for scores in the high 500s to low 600s, and FHA Title II loans allow 3.5% down with a score of 580 or higher. A higher score usually means a lower rate and a smaller required down payment. A lower score doesn't automatically disqualify you, especially with a larger down payment.

What lenders look at besides your score
- Payment history: especially rent, housing and installment loans in the last 12–24 months
- Income stability: steady employment, benefits or other verifiable income
- Debt-to-income ratio: how much of your monthly income goes to debts, including the new payment and lot rent
- Down payment: more money down offsets credit risk
- The home: its age, condition and value

- Check your credit reports for free at AnnualCreditReport.com and dispute any errors.
- Pay every bill on time from now until closing. Recent history matters most.
- Lower your credit card balances. Using less of your available credit can raise your score quickly.
- Avoid new credit, such as car loans or new cards, before and during your application.
- Save a larger down payment if your score is below the tier you want.
