FHA, VA and USDA Loans for Manufactured Homes
An overview of government-backed financing for manufactured homes: FHA Title I and Title II, VA and USDA loans, and their main requirements.
Short answer: FHA, VA and USDA all have programs that can finance manufactured homes. FHA Title I can finance a home in a land-lease community, without the land. FHA Title II, VA and USDA loans generally require the home to be on a permanent foundation and titled as real property together with the land.
FHA Title I
FHA Title I insures loans for a manufactured home only, a lot only, or a home and lot together, made by FHA-approved lenders. It's one of the few government-backed options for homes in land-lease communities. The home must be your principal residence, and a leased lot generally needs an initial lease term of at least three years with at least 180 days' written notice before termination.

FHA Title II
An FHA Title II loan is a mortgage on the home and land together. Key requirements include a permanent foundation, at least 400 square feet of living space and a home built on or after June 15, 1976. Down payments can be 3.5% with a credit score of 580 or higher.
VA loans
Eligible veterans, service members and surviving spouses can use VA-guaranteed loans for a manufactured home that is permanently affixed to a foundation and classified as real estate, often with no down payment.
USDA loans
USDA guaranteed loans can finance eligible manufactured homes on permanent foundations in qualifying rural areas for borrowers who meet income limits. USDA also sets rules on the home's age, size and history, so check eligibility early.
Conventional options
Fannie Mae's MH Advantage and Freddie Mac's CHOICEHome programs offer conventional mortgages for qualifying manufactured homes with site-built-style features, with down payments as low as 3%.
